3 Bedroom, 3 Bathroom Rentals in Charlotte: Where Every Bedroom Is a Suite

Most three-bedroom townhomes near Uptown Charlotte run 1,500 to 1,700 square feet with one shared bathroom upstairs. Houses where all three bedrooms have their own full bath and walk-in closet are rare. They exist, they are usually three storeys rather than two, and they are worth searching for deliberately rather than hoping to stumble on one.

Why is one shared bathroom the default?

It comes down to how townhomes get built near the city centre. Land is expensive, so the efficient plan is a narrow footprint two rooms wide, with the bedrooms stacked together on the top floor around a single hall bathroom. That gives you three bedrooms at the lowest cost per unit, and it is why so many listings in the 1,500 to 1,700 square foot range look almost identical to each other.

Adding a second and third full bathroom means adding plumbing stacks, floor area and usually a third storey. All of that costs the builder money, and in the rental bracket most of these houses sit in, the extra rent does not obviously pay for it. So it is built occasionally, usually as an owner-occupier product, and only some of those end up on the rental market.

How much bigger are the exceptions?

Meaningfully. The gap is not ten or fifteen percent — it tends to be closer to fifty. Here is roughly how three-bedroom townhomes compare across the parts of Charlotte people usually shortlist, alongside this house for reference.

The per-square-foot maths is the part people miss. A 1,600 square foot townhome at $3,000 is about $1.88 per square foot. A 2,600 square foot house at $2,950/mo is about $1.13. You are not paying a premium for the extra bathrooms so much as paying a lower rate across a bigger house.

What should you actually search for?

The phrase “3 master bedrooms” is used inconsistently, so searching for it alone will miss most of the stock. More reliable approaches:

  • Filter on bathrooms, not bedrooms. Set the minimum to 3 or 3.5 baths with 3 bedrooms and see what survives. It will be a short list.
  • Filter on square footage. Setting a 2,300 or 2,500 square foot minimum on a three-bedroom search eliminates the standard stacked plan almost entirely.
  • Read the floor plan or the photo order rather than the headline. A listing can say 3.5 baths while putting all three bedrooms on one floor, which is a different living experience from one that spreads them out.
  • Look at three-storey properties. The third floor is usually what makes the layout possible in the first place.

Does it matter which floor each bedroom is on?

More than the bathroom count does, for most households. Three ensuite bedrooms along one corridor solves the queue for the shower but not the noise, the calls or the different schedules. Bedrooms separated across floors solve both.

This is the difference that matters if you are sharing with people you did not grow up with, or if someone in the house works nights. A ground floor bedroom a full storey below the living space is a genuinely different proposition from the third bedroom at the end of a hall — it works as an office with a door that closes, a guest room, or a room for whoever keeps the least sociable hours.

What else comes with the bigger layouts?

Usually a garage, because the footprint that allows three bathrooms tends to allow parking underneath. Often walk-in closets rather than reach-in, since the same width that fits a bathroom fits a closet. Frequently a balcony or terrace, because a three-storey plan has roof area to spare. None of these are guaranteed, but they cluster together for the same structural reasons.

Common questions

What is the difference between 3 bedrooms 3 baths and 3 bedrooms 3.5 baths?
The half bath is a powder room with a toilet and basin but no shower or tub, and it is almost always on the main living floor for guests. So 3.5 baths usually means three full bathrooms attached to the three bedrooms, plus a guest toilet downstairs. Check which floor each bathroom sits on rather than trusting the number alone.
Are these listed as 3 master bedrooms?
Sometimes, though the term is inconsistent. Some listings say '3 master bedrooms', some say 'dual primary' or 'triple primary', and many just say 3 bed 3.5 bath and leave you to work it out. Searching for the bathroom count and then reading the floor plan is more reliable than searching for the phrase.
Why are so few three-bedroom townhomes near Uptown over 2,500 sq ft?
Land near Uptown is expensive, so builders put three bedrooms into a narrower footprint and stack them on one upper floor sharing a hall bath. Getting three full bathrooms plus walk-in closets requires either more width or a third storey, and both cost more to build than the rent in this bracket usually justifies.
Do three-suite layouts cost much more to rent?
Less than you would expect on a per-square-foot basis. The rent is higher in absolute terms because the house is bigger, but the price per square foot is often lower than a smaller, newer two-bedroom in South End. If three people are splitting it, the per-person cost usually comes in below three separate one-bedrooms.
What should I check at the viewing?
Which floor each bedroom is on, whether every bathroom is genuinely attached to a bedroom rather than off a hallway, whether the closets are walk-in or reach-in, and where the laundry sits. A house with three baths but all three bedrooms on one floor solves a different problem than one that separates them.
